The Annex is totally self contained and close to the beach Welcombe Mouth, in a very quiet and beautiful part of the world just on the border between North Devon and Cornwall. At our doorstep you will find the South West Coastal path leading you along stunning coastal views & ancient landmarks, as well as picturesque valleys, hills and woods away from the sea to enjoy hikes & cycle rides. The beautiful beaches of Sandymouth, Bude and Widemouth Bay are close attracting surfers all year around.

Come and enjoy a rural retreat in our newly converted barn with unrivalled views over Exmoor and a cosy chic interior. Situated privately within a working farm, relax on the spacious patio, secluded garden or in the luxury hot tub. Each bedroom has a spacious ensuite with stand alone bath and walk-in shower. Underfloor heating and a cosy wood-burner. There is an EV charger at the barn. Beaches and moorland all within a half hour drive. Being within a working farm, sadly we cannot allow dogs.

This pretty, spacious converted barn includes a large lounge with woodburning stove, separate kitchen diner with access to a private garden and hot tub and countryside views. Perfect for stargazing in the evenings.

Stable Cottage is a stunning, newly renovated two bedroom cottage at Tinney Waters - it is light and airy and we are happy to accept up to 4 dogs free of charge. We are situated close to the village of Pyworthy. We are only 10 miles from Bude's amazing, sandy, dog friendly beaches too - great for surfing! We have three well stocked coarse fishing lakes which are private for our on site guests. New for 2026 is our heated, indoor pool and sauna - see guest access for more details

Ruan Barn is a truly special place that will sleep 4 people (there is a sofa bed in the living area which may be used by one or two extra guest by prior arrangement) . A 5 minute drive to Bude and its fine choice of places to eat and drink alongside award-winning beaches of Summerleaze and Crooklets. Opposite the lodge there is a large parking area and paddock exclusively for our guests for softball games, picnics and BBQs, with views across the valley.
