Arranged over 1 floor with lounge, kitchen/diner, bedroom, bathroom and summer room on to patio and beautiful enclosed cottage garden. We are child and pet friendly.

The Studio sleeps 4 and is situated to the left of the main house in a quiet secluded setting. The brick paved drive provides ample parking. The accommodation is bright, light and spacious with an open-plan lounge and dining area, a breakfast bar, fully fitted kitchen, two large characterful double bedrooms, (additional single bed on request), a bathroom with bath and shower unit. Two private patio areas, rear patio giving direct access to a large garden for you to explore, relax and enjoy.

Can also comfortably sleep up to 2 children (from 5 years) on single mattresses in loft area accessed by a ladder and hatch. NOT SUITABLE FOR 4 ADULTS. A wonderful place to chill-out and lose yourself - you won't want to leave! Sheer bliss!

Relax at this peaceful cottage, within the grounds of Hodges Oast - a traditional old Kentish oast house. The property is modern yet has traditional features from when it was a stable. The one bedroom property has a sofa bed in the lounge, suitable for children or one adult. Not suitable for 4 adults. Amazing walks & pubs from the doorstep, perfect for a country retreat, yet only 30 miles from London. Huge King size circular bed. Reynolds spa is 15 mins away. The house recently featured in Mr Bates v The Post Office, & the roundel was the actors green room.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
